Commercial Drywall in Meridian, Idaho
Tenant improvements and rated corridors from the plan set, not a house knockdown.

Meridian Quality Drywall hangs commercial drywall in Meridian for tenant improvements, rated corridors, and light medical or retail build-outs. The plan set names the board, the rating, and the finish. A house knockdown is the wrong default. The Village at Meridian, Chinden, and Fairview are where this work sits.
Call (208) 382-8431 with the suite address, the finish schedule, and whether the studs are already up. We quote from the drawings when you have them.
Commercial Drywall Options for Meridian Properties
Office tenant improvement
Metal stud partitions, Type X on rated walls, Level 4 on most offices. Glass fronts and open ceilings change the hang. We coordinate with grid, HVAC, and glass so the board stops where the other trades start.
Medical and dental build-outs
Smoother finishes, more blocking, and walls that have to take washable paint. Lead lining, if present, is another trade. We hang the gypsum around it and finish to the schedule.
Retail at The Village and along Eagle Road
Fast TI, often after hours. Rated demising walls, a specified texture or a smooth paint plane, and punch before the millwork. Dust control matters when the next suite is open.
Light industrial along Chinden and Fairview
Taller walls, more Type X, and a lower finish on warehouse planes. Office build-outs inside the same shell get a different level. We quote both planes.
How We Handle Commercial Drywall in Meridian
- Read the finish schedule and the rating tags. House habits do not override the drawings.
- Confirm stud gauge, height, and inspection order with the GC.
- Hang Type X where tagged. Regular board only where the spec allows it.
- Tape and finish to the named level. Texture only if the schedule says so.
- Punch with the other trades. Commercial punch is a walk with the GC, not a homeowner hallway check.
Materials and Methods
Metal studs. ASTM C1396 Type X on rated corridors and demising walls. Shaftliner or specified assemblies when the drawings say so. Paper tape. Setting compound. Specified corner bead. GA-216 and GA-214. IBC ratings as tagged on the plan, not a residential IRC garage detail. Screws for metal, not wood-thread screws in stud. We hang to the approved set. Field changes go through the GC.
Rated corridors at The Village and along Fairview are tagged on the drawings. We hang the tag, not a residential habit. A demising wall that is supposed to be Type X does not get a regular 1/2-inch leftover from a house job.
After-hours TI is dust, plastic, and a real punch walk with the GC. Neighboring suites that are open change how we sand. We quote that control. A retail hang that dumps dust into a live store is not a finished job even if the board is up.
What Commercial Drywall Costs in Meridian
National installed bands from Fixr and Angi still start near one dollar fifty to three dollars fifty per square foot for standard hang and finish, with Type X and higher finish levels above that. Commercial work moves on height, metal-stud partitions, ratings, after-hours access, and punch. A warehouse Level 2 wall is not a medical Level 5 suite. We quote from the drawings. We do not use a residential square-foot number on a TI.
Blocking for millwork, grab rails, and TV walls has to go in before the board on a clinic or office. We read the millwork drawings. Adding blocking later is a cut-out in a finished suite, which is a dust problem next to a live tenant.
Grid ceilings change where the gypsum stops. We hang to the grid line, not past it into the plenum, unless the spec wants a full-height rated wall. Full-height rated walls through a grid are a different hang. The drawings say which one.
Shaft walls and corridor ratings are tagged. We do not mix leftover house Type X with a shaftliner spec. The assembly on the drawing is the assembly we hang. If the tag is missing, we stop and ask the GC before we stock the wrong board.
Fire caulk at rated penetrations is often another trade. We leave the opening clean and we do not hide a penetration inside a joint. The inspector wants to see the rating, not a smear of mud over a pipe. We coordinate that stop with the GC.
Punch lists on a TI come as a PDF. We work the gypsum items and we leave millwork dings to the millwork trade. Crossing those lists is how a suite stays open too long.
Commercial Drywall Questions
Do you hang metal stud commercial walls?
Yes. Most TI partitions are metal stud and Type X where the spec requires it. We hang to the plan set: height, rating, and finish level. House knockdown is not the default.
What finish does a medical or dental suite need?
Often a smoother Level 4 or Level 5 with a specified paint system. We follow the finish schedule, including any epoxy or washable spec the painter will need the plane to support.
Can you work after hours in a retail suite?
Often. We sequence around the neighboring tenants when the building needs that. Dust control and after-hours hanging are part of a TI quote, not an afterthought.
Who pulls the commercial permit?
The general contractor or the tenant's permit holder on most jobs. We follow the inspection order on the suite. Ask the city on the occupancy and the rating.
